Establishing a 1.5-square-mile zoning overlay to guide future development of technology-employment uses will be discussed by the Mesa Planning and Zoning Board at study sessions and a meeting Sept. 16-17. The Elliot Road Technology Corridor Planned Area Development Overlay would be on the north side of the 8400 through 10800 blocks of East Elliot Road between Hawes and Signal Butte roads on the north side of Elliot to the Salt River Project transmission line easement approximately one-half mile to the north.
Study sessions will be held at 7:30 a.m. Tuesday, Sept. 16, and 3:30 p.m. Wednesday, Sept. 17, in the lower-level Mesa City Council chambers, 57 E. First St.; and a meeting at 4 p.m. Wednesday, Sept. 17, in the upper-level council chambers.
Property in the corridor would be rezoned light-industrial Planned Area Development, according to a city of Mesa plan. It states “The area included in the Mesa Technology Corridor has been planned for employment-related uses for over 20 years. The installation of high-capacity utilities along Elliot Road, as well as the recent acquisition of the former First Solar facility by the Apple Corp., indicates the need and desire for ‘shovel-ready’ development. The city’s initiation of this rezoning case is a direct effort to rezone the corridor to Light Industrial so that prospective high-tech employers can move directly into the more abbreviated site planning process and build their needed facilities. This will bring high-quality jobs to Mesa and support the goals of the 2025 Mesa General Plan as well as the Mesa Gateway Strategic Development Plan.”
In other business Sept. 17, the board is to discuss:
- a site plan review for the development of a 19.2-acre solar-panel test site at 7930 E. Germann Road.
- a proposed amendment to the Mesa Zoning Code regarding the use of banners when placed in the public right-of-way; attached to public street light and utility poles; and conveying messages related to civic and cultural events, activities and programs.
- a site plan modification for a two-story self-storage facility on two acres at 448 N. Greenfield Road.
rezoning 1.54 acres at 5404 E. Southern Ave. to allow the development of a veterinary office.
- a preliminary plat, or map, for 20 acres on the north side of the 10600 to the 10800 blocks of East Guadalupe Road (north side).
